Estimates are illustrative, not lender approval. PMI depends on your loan and lender; maintenance is a reserve rather than a fixed bill. Taxes, insurance and rates may change. Excludes utilities and moving costs.
Plan your down-payment savings →How this estimate is calculated
Loan principal is the home price less the percentage down payment. Principal and interest assumes a fixed annual interest rate, equal monthly payments and full repayment over the entered term. Use the interest rate, not APR. For monthly rate r and n monthly payments, payment = principal × r ÷ [1 − (1 + r)−n]; at zero interest, payment = principal ÷ n. A stable equivalent is used for very small rates.
For the illustrative default $500,000 home with 20% down, a 6.5% rate and 30-year term, the $400,000 loan has approximately $2,528 monthly principal and interest. Adding the displayed tax, insurance and maintenance assumptions gives about $3,678 per month. Down payment plus the entered 3% closing-cost allowance is $115,000. These are examples, not current quotes.
The comparison with gross income includes the entered maintenance reserve and other debts; it is not a lender debt-to-income calculation or an approval threshold. The model does not calculate tax deductions, rate changes, extra principal payments, refinancing or lender-specific fees. Adjust the assumptions to the actual offer, and review the official Loan Estimate linked below. Your inputs stay in your browser.
